Our Policies

Calhoun House Inn & Suites is an exclusive property, exquisitely decorated with many unique and personal items, designed to make your stay feel just like home. Decorative items are not to be played with or removed.

Check-in: After 3:00 pm EST. Not after 9:30 pm EST; NO early or late check-ins without prior approval. Check-out: 11:00 am EST; NO late checkout without prior approval.

QUIET TIME is from 10 pm at night until 8 am in the morning. Conversations, active children and the volume on your televisions should be turned down and kept low so that everyone at the Calhoun House gets a good night’s sleep.

This is a NON-SMOKING house. There is no smoking on the property. If we detect that you have smoked on the premises, your ENTIRE security/damage deposit is subject to forfeiture.

PETS — Well behaved pets are permitted at the house ONLY with prior approval. A $25 per night fee applies. No pets over 30 pounds without prior approval. Pets must be at least two years old and completely housebroken. All pets must be on a leash at all times. Pets are not allowed on any furniture, including beds. Pet owners are responsible for clean up of any/all pet refuse. Pet owners are responsible for the repair cost of any damage caused by their pet. Dogs who bark persistently when left alone are not permitted.

CHILD SAFETY – Well behaved children are always welcome. We have no age limit. Some games provided for our guests may contain small pieces or parts. They may not be suitable for young children who may put things in their ear, nose or mouth. Do not allow young children to play unsupervised with games. The owners do not guarantee the safety of your children. Supervise your children carefully at all times.

PAYMENT – With only five available suites, advance payment is required to reserve any suite. Reservations made within 14 days of your arrival date require payment in full. The advance payment will be applied toward the room rent. Please make your payment online here using your credit card or call for other payment options. The advance payment is not a damage deposit.

RESERVATIONS made more than 14 days before your arrival date require a 50% deposit or $100 (whichever is less) with the balance of rent due 14 days before your arrival date.

Until confirmed with a payment, rates and policies are subject to change and vary during high impact periods and special requests.

The maximum number of guests in an individual suite is limited to four persons (three in Orient Point Suite, six in Tree House Suite). With prior approval, two suites are large enough to sleep a fifth guest on an optional folding cot. An additional charge of $30.00 per person/ per night for guests in addition to four will be assessed.

CANCELLATIONS on the arrival date, "No Shows" and early departures do not warrant any refund of rent or deposit. Cancellations more than 30 days prior to the arrival date can receive a refund of fees paid** or a full credit toward a future stay at the inn. Cancellations less than 30 days before the arrival date receive a credit toward a future night stay for each night the suite is rented to another guest and no credit for each night the suite is not rented to another guest and sits vacant.

**All refunds of credit card payments are subject to a fee of 10% of the refund amount to cover the transaction fees charged to us by credit card companies.

DAMAGE/SECURITY DEPOSIT – When paying by credit card, the credit card will act as your security deposit. Any other form of payment requires a damage/security deposit of $200. The deposit is NOT applied toward rent; however, it is fully refundable within fourteen (14) days of departure, provided the following provisions are met.

a. No damage is done to the house or its contents, beyond normal wear and tear, and no contents are found missing from the house.

b. All trash is placed in the refuse container outside and soiled dishes are cleaned.

c. All charges accrued during the stay are paid prior to departure.

d. No linens are lost or damaged. We do not permit towels or linens to be taken from the house. We suggest you bring your own beach towels for swimming, rafting, tubing, etc.

e. No unauthorized early check-in or late check-out.

If paying by credit card, additional charges may be charged to the card to cover any damages that exceed the amount of the security deposit that was collected.

ITEMS LEFT IN SUITES will be returned on the request of the guest. A $20 service fee will be applied to all returned items to cover the cost of packaging and postage. Items left more than 30 days will be donated.

NO DAILY MAID SERVICE – While linens and bath towels are included in each suite, daily maid service is not included in the rental rate however, is available at an additional rate.

PARTIES are not permitted in the suites. Feel free to have another family over for dinner, but you must adhere to the maximum occupancy for which you have paid for sleeping. The house may not be used for parties and/or receptions without prior approval.

DOMESTIC DISPUTES will not be tolerated at the Calhoun House. Any domestic disturbance, physical or verbal, is grounds for immediate eviction from the property, without any refund of fees paid. Vacations should be fun for all. Anyone who cannot leave their domestic differences at home, should stay home. The Calhoun House is a peaceful, happy and fun house and we wish to project that same atmosphere on all of our guests who come to visit this wonderful area.

Calhoun House Inn & Suites is privately owned and meets all required safety standards. However, the owners are not responsible for any accident, injury or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming any risks during their use of the premises or others whom they invite to use the premise.
